Steps
- Read the Design Guidelines, and get the Architectural Application, from the owner portal.
- Prepare plans drawn to scale, with the materials and colors, and photos.
- Ask your neighbors to sign the Neighbor Awareness Form. Their signatures are for their awareness only. They do not approve or block the request.
- Send everything to management, with the number of plan copies the application asks for. You get proof that it arrived.
- The Design Review Committee has 45 days to review the request.
- After approval, get any City permits you need, then do the work.
- Within 30 days after the work is done, send a Notice of Completion.
If the request is denied, you can appeal in writing to the Board (CC&Rs, Article V, section 5.11).
What needs approval
- Any construction, installation or change to the outside of a home, including landscaping. Repainting in the identical color does not need approval.
- New flooring, even the same kind as before. Refinishing does not need approval. Floor changes also need a sound test report (Exhibit I).
- Tile only in the kitchen, laundry, dining room, bathrooms and entries.
- Plumbing changes, and any hole in a shared wall.
- Solar panels: the Board must approve them in writing first, and decides within 45 days.
- EV chargers in a common or exclusive use area: approval, a licensed contractor, and insurance that names the Association. The owner pays all costs.
- A fence around an air conditioning unit: use the AC Unit Protection application.
- Signs: the Design Review Committee approves all signs. Real estate signs go only in the area set aside along Oakland Road.
Never cut into or tamper with the post-tension concrete slab.
Windows
Window coverings must be white. No film, tinting or vinyl. New owners may use white sheets for 30 days after escrow closes.
Contractor hours
- Monday to Friday: 7 a.m. to 6 p.m.
- Saturday: 9 a.m. to 6 p.m.
